The Crestridge Estates HOA is comprised of 72 5-acre properties whose purpose is to maintain the "country-like" atmosphere of quiet living with the natural high desert surroundings. The homeowners association, is comprised of an elected Board of Directors, other volunteers, as well as all homeowners. The volunteers' aim is to maintain an enjoyable environment, upkeep common areas, and to maintain property values.
Now that the CC&Rs have been extended by the community and are recorded, the HOA documents will be revised to reflect current times and the desires of homeowners. The proposed revision to the Bylaws and CC&R's can be found under Documents & Forms.
Oregon State Fire Classifications for private property
Many of you are likely aware of the Wildfire zoning overlay legal package sent and dated January 7, 2025 from the State of Oregon to all property owners here in Crestridge Estates. All 72 properties within Crestridge are included in the Wildland Urban Interface Boundary (WUI), and 71 of 72 are in the ‘High’ Wildfire Hazard class. For your convenience, here is a link to review this information:
Oregon Department of Forestry : Wildfire hazard : Fire : State of Oregon
To view the actual hazard map and zoom to your property, click on the ‘Oregon Explorer’ link at this page. Be aware, there are specific new rules and regulations that may adversely affect the value and use of all properties within these zones.
Although your Board agrees with defensible fire space suggestions, we are very concerned about the adoption of what essentially amounts to a unilateral zoning overlay. These classifications will give the state additional regulatory power over private property. There are serious questions about the methodology used to reach the conclusions of the proposed fire map. The reality is that most wildfires in our state are started and gain serious momentum on public lands, not private property.
If you share our concerns, we encourage all of you to exercise your right to appeal. Be aware that the State has given property owners just 60 days from the date of January 7, 2025 to appeal, so time is of the essence. There was an appeal form included in the package sent out and there is also an ‘appeal form’ link under ‘Resources’ at the ODF link we provided above. More information regarding an appeal can be found at this link:
In addition, we encourage you all to be aware of new Senate Bills on the current docket that will add more restrictions to your property rights, in particular SB 79. Additional Senate Bills 73,77,78 will also affect our properties. More information on these bills can be gleaned at:
